Karri House is set on two acres and is surrounded by peaceful gardens and grassed areas. The house has verandahs where you can relax the afternoon away or stretch out on the large undercover daybed (with a glass of wine) in the back garden.

In the Garden

At Karri House we have two alpacas, Alan and Annie, and the resident sheep, Sally and Daph, who all love a little bit of attention. The chicken house is in the bottom paddock where you can meet the girls who lay fresh eggs for your breakfast.

You are welcome to help yourself to any fresh fruit and citrus growing in the small orchard (in season).

Enjoy the Bocce court or relax on the day bed with wine and cheese after your day exploring the Margaret River region.

Karri House Facilities

We have three beautifully appointed rooms at Karri House. All  have queen beds, electric blankets and their own TV’s. The Gardenia bedroom has an ensuite bathroom and walk-in robe, and the Hydrangea and Fuchsia rooms have a private adjacent bathroom.  Free wifi provided.

The formal lounge provides cool respite from a hot summer day.  The communal living area has a cosy fire for chilly winter nights.  Relax with a glass of port before heading off to bed.

Local knowledge is my specialty and I look forward to assisting you with recommendations and reservations.

I am happy to offer an in-town ‘drop off’ and ‘pick up’ service so you can enjoy a few wines with dinner (prior arrangement required).

Karri House Tracey is the best host I ever stayed with. She made our trip down to Margaret River a wonderful experience with her local knowledge and giving us tips and planning our day for us so we didn’t have to research anything. The house is beautiful, the rooms are clean and comfortable. There are friendly animals at Karri House that make you feel welcome to come home

Delight your Senses! Such a beautiful country retreat fully exemplifying all the country has to offer. From being greeted at the country gates welcoming you to Eat and Love Surrounded by all the lemon, lime and avocado trees and other various flowering bushes as you make your way to the main home - which greets you inside with a sensory overload of all the best the country has to offer Inside is a beautiful exquisite country home filled with beautiful pieces of artwork and accessories to allow your mind to wander and unwind The main living and dining rooms are filled with beautiful jazz music to further enhance the experience and really transport you to completely unwind and reflect The garden and grounds are beautiful and filled with loving animals that are such a treat to feed Mornings couldn’t commence any better way with Tracy cooking up her beautiful famous breakfast upon which you can choose what you would like to have from the selection provided. Most of the ingredients are grown on the property. The eggs are a must - freshly picked each day from the hens who are each individually named This is the place to come especially so when the property is only a few mins by car to the main town Centre or a beautiful leisurely 20 minute walk through the surrounding forest - should you wish to visit some of the beautiful cafes, bakeries or some of the hip cocktail bars - if you don’t feel like walking back after a few too many local astonishing cocktails - Tracy can be there to whisk you quickly back My visit was for 3 days and now having experience all that Karri House has to offer. I will be coming back I can see why Tracy won the award for superior customer service by Western Australian Tourism

First time in Margaret River If you are thinking if coming to Margaret river and would like a more luxurious and authentic place to stay, then book 'Karri House', an exceptional homely place with a host who will make you feel at home, help you make the most of your stay and offer a fab breakfast each morning. Tracy is a genuinely lovely person who just wants you to have a fab stay. As soon as you enter you feel at home, the bedrooms are just what you want, super luxurious bed sheets, great decor and clean. Breakfast is great and Tracy will ensure that you are catered for each day. Highly recommend, great proximity to town without all the noise, lovely wildlife in the gardens and very tranquil, we will definitely be back. Andrea & Iain 😊

True Country Hospitality Tracy from Karri House went above and beyond to help us out of a sticky situation when our airbnb booking turned out to be a disaster and she came to our rescue with accommodation. Her place is so lovely, calming and relaxing. Tracy is a warm and welcoming host who went out of her way to give us an amazing stay at very late notice. Make sure if you stay here to say hi to Leo the horse and his Sheep and goat friends, they are as friendly as their host. The location is close the centre of Margs whilst still feeling in the heart of the country. Tracy was able to provide suggestions of local eateries and venues worth visiting. We really enjoyed our time!

Beautiful Home-Stay Tracey was absolutely welcoming into her stunning home - which was delightfully homely and comfortable. We were given many hints and tips being new to the area and was great to experience something other than a hotel which is what we normally book. You’ll find everything is immaculately clean and every little detail ha been thought of - from bathroom accessories to towels to perfumes. You’re able to crack open an M-River wine and have a great time without even leaving the house. The best part has to be the breakfast- if you’re a savory person branch out and request the Bircher. It’s pretty darn good. 5 stars.

Like visiting friends... As soon as you drive through the gates of Karri House you catch a glimpse of what the property and gardens are like. Around the entry to the house are beautiful roses and various well tended plants including one of the most beautiful fuchsia bushes I’ve seen. Tracey is very friendly and welcoming which is comforting after a long drive. The house is luxurious in a homely way, with lovely antique furnishings and comfy armchairs. You feel like you have come to stay with friends. The rooms are pleasantly decorated with a separate bathroom or ensuite depending on which room you choose. There is plenty of storage space and a good supply of toiletries. The extensive gardens are just beautiful and it is a delight to sit on the veranda in the late afternoon with a glass of wine from one of the local wineries or walk around admiring the views and native birds. Further on are paddocks with the cutest horses, sheep, goats, alpacas and chooks ( who provide the eggs for the great breakfast Tracey whips up each morning). The animals are friendly and can be patted. Such a plus for those who love to get up close to animals. Tracey is very knowledgeable on all aspects of what to do or see around the region and makes many suggestions on planning your days. She also can drop off and pick up at a local restaurant in the evening if you plan on having a few wines. Apparently some guests walk home as Karri House is only a short distance from the town of Margaret River. You will feel very relaxed after arriving home at the end of the day. This is a beautiful place to stay in a beautiful part of WA.

Excellent and thoughtful host welcomed us into a beautiful home. Tracey was a fantastic and thoughtful host. She welcomed us into her beautiful and large home with lamas, goats, chooks, magpies and Kookaburra's. The room was private and comfortable. Cooked a fantastic breakfast (which kept us full for most of tthe day), planned out our day, made our dinner reservations and dropped/picked us up from dinner. She also had some great ideas to make the most out of our holiday. She took the hassle out of being on holiday.

Look no further for a perfect stay Loved the place, Tracey is a wonderful host who is friendly and is very knowledgeable about the area, can give you ideas for your trip that you hadn't previously considered and is extremely welcoming. Breakfast leaves nothing to be desired and location is hard to beat.

The best place to stay in Margaret River! Beautiful property, excellent location, very close to wineries on caves road and near town. Tracey was a wonderful host and made an excellent breakfast! We will definitely stay again soon and would definetly reccomend it to anyone looking for a relaxing stay in margaret river.

Great spot with a fabulous host within walking distance of town We haven’t stayed in a B&B for a long time and we’re looking forward to it. We had three nights staying in Tracey’s lovely home and the whole time it was a pleasure. Firstly Tracey is a great host. Great food, great advice and great company. We had some excellent chats and she provided some really useful tips on what to do. The Hamlin Bay tip made the weekend! She also offered to run us into town every night. The house has lots of space inside and out. Outside there is a lovely kitchen garden with plenty of place to sit (and snooze). There are sheep, goats, a horse and plenty of birds. Most, including the magpies, are very friendly. Tuppance the dog also wants to be your friend. The room was spacious, quiet and had a very good ensuite. All up very good. Thanks Tracey

I take great pleasure in inviting you to stay in my home and look forward to making you feel ‘right at home’. Your wish is my command and I’ll certainly go out of my way to help out where I can.

If you don’t know the region, don’t worry, I will happily talk to you about what you would like to get from your holiday and I’ll then mark a map and make a plan for you to fill your days while here. I am also happy to make any recommendations and/or reservations that you may need.

Unless prior arrangements are made, check-in is anytime from 2.30pm and check-out is strictly 10 am.

Minimum stay is two nights, a three night minimum may apply for long weekends. A surcharge (per night) will apply during peak periods and special event weekends.

A deposit equal to the first night of your stay is required to hold your room and will not be refunded if you should cancel your reservation less than 14 days prior to your arrival.

Free Wireless Internet is available.
